An application is then filed with the Strata Titles Board within 14 days of the newspaper advertisement announcing the sale. From there, owners who disagree have 21 days to file an objection using the prescribed forms. Each owner's payout is their unit's share value as a proportion of the total sale price, the same share value figure printed on the strata title and used for maintenance fee contributions, not simply floor area divided evenly. The Collective Sale Agreement fixes the reserve price and the distribution formula before the estate goes to market, so owners are voting on known numbers, not a promise. Owners with an outstanding mortgage have the bank redeem the loan from their share at completion; any residual, after ABSD or other duties where applicable on the individual's next purchase, is theirs.
