How it works计算器怎么算

Your monthly repayment is the loan amount (price minus downpayment) amortised over the tenure at your rate. The calculator also reverses the maths to show the minimum gross monthly income needed to fit MAS's debt limits, the number that usually decides whether a bank says yes.每月供款是把贷款额(房价减首付)按你的利率在年限内摊还得出。计算器还会反推符合金管局债务上限所需的最低税前月收入,这往往决定银行批不批。

TDSR and MSR, fast一句话讲清 TDSR 与 MSR

TDSR caps all monthly debt at 55% of gross income, on every property. MSR caps the home loan at 30%, on HDB flats and ECs only. For an HDB or EC the bank uses whichever is stricter, which is why the income figure jumps when you switch property type above.TDSR 把所有每月债务限制在税前收入的 55%,适用于所有房产。MSR 把房贷限制在 30%,仅适用于 HDB 与 EC。买 HDB 或 EC 时银行取更严者,所以上面切换物业类型时收入要求会跳动。

Set the price to 1,500,000 above and read the "minimum gross monthly income" figure.
