Before you weigh charm or a glossy brochure, confirm the basics. Every property agent in Singapore must be registered with the Council for Estate Agencies, and the CEA Public Register is public and free. Search it by the agent's name, their registration number (the format looks like R024683F), or the phone number on their advertisement. If a phone number returns no profile, that number is not registered, which is the clearest warning sign there is. The profile shows more than a yes or no. You can see the agent's current agency, their registration status, the number of residential transactions they closed in the past two years, and any disciplinary record over the same window. That transaction count is the honest version of "experience": an agent who says they specialise in your district should have the recent deals on record to match. Knowing the norms stops you from over-paying and, just as usefully, stops you from mistrusting a fair quote. The number matters less than the timing. A trustworthy agent states the fee, and who pays it, in writing before the first viewing. Two registered agents with clean records can still be very different hires. What separates them is fit. Does the agent genuinely work your area and property type, or are they a generalist chasing every lead? An agent who knows a handful of districts unit by unit will read a price and a stack better than one covering the whole island thinly. The signal that is hardest to fake is honesty against the agent's own interest. An agent who tells you a unit you love is wrong, or that waiting is the smarter move, is showing you how they will behave when it counts. Responsiveness is the quieter test: a same-day reply during the search usually predicts a same-day reply when a deadline is on the line. Ask any agent for a recent client you can speak to. A few behaviours should end the conversation. A phone number that returns no CEA profile is the first. Pressure to sign or transfer a deposit today, before you have read the document, is another; nothing in a legitimate deal needs to happen in the next ten minutes. Be wary of an agent who will not name their agency or put the fee in writing, who pushes only in-house or new-launch units regardless of your brief, or who dismisses the honest downsides of a property you are clearly excited about.
